The Certified Turn-Key Home Program

Inspections done, repairs fixed or disclosed, and a home warranty in place before your home goes on the market.

What a Certified Turn-Key home is

Before your home goes on the market, we have the major inspections done. Then every issue they find is either fixed or disclosed up front, so buyers know exactly what they are getting before they ever write an offer.

  • Major inspections completed before listing, and paid for in advance, so the buyer is not paying for them.
  • Major repairs fixed or disclosed.
  • Health and safety items fixed or disclosed.
  • Section 1 termite repairs fixed or disclosed.
  • Dry rot and leaks fixed or disclosed.
  • A home warranty provided with the home.

Buyers and their agents get all of this information before they make an offer. Their questions get answered before escrow opens, not halfway through it.

What it does for you as the seller

  • A competitive edge. Your home stands out against other homes for sale, because a buyer can see it has already been checked.
  • A list price based on condition, not only on comparable sales.
  • Shorter contingency periods are possible, because the inspections are already done.
  • A clearer picture of what you will net, with fewer surprises between offer and closing.
  • A better chance of closing on time, so you are not paying an extra mortgage payment while you wait.
  • Less risk after closing. When everything is disclosed up front, there is less reason for an issue to come back later.
  • Less risk on your next home. If you are buying at the same time, a sale that holds together means less chance of losing your replacement property or paying extra fees.
  • Peace of mind. You know what has been found, what has been fixed and what has been disclosed.

Fewer ways for a sale to fall apart

Most deals that fall apart do it after the inspection. A Certified Turn-Key home lowers the risk of:

  • The buyer backing out.
  • Outsized repair requests once the buyer is in contract.
  • Requests for credits or fixes the home does not really need.
  • The buyer's lender requiring repairs before it will fund the loan.

Why buyers feel confident making an offer

A buyer who feels sure about a house is less likely to have second thoughts. With a Certified Turn-Key home, the buyer knows:

  • The major inspections have already been done, and they are not paying for them.
  • Major repairs, health and safety items, Section 1 termite work, dry rot and leaks have been fixed or disclosed.
  • The home is more likely to qualify for the type of loan they are using.
  • There are no surprises waiting for them after they move in.

It helps us pick the right offer

Because we know the condition of the home before offers come in, we also know which types of loans it can and cannot qualify for, and which lender-required repairs could come with each one. That lets us weigh every offer on whether it will actually close, not just on its price.

Frequently Asked Questions

What does Certified Turn-Key mean?

The major inspections are done before your home is listed, and everything they find is fixed or disclosed up front. A home warranty is provided, and buyers see all of it before they make an offer.

Does the buyer pay for the inspections?

No. The inspections are paid for in advance, before the home is listed, which saves the buyer that cost.

Do I have to fix everything the inspections find?

No. Each item is either fixed or disclosed. We go through the findings with you and decide together which makes sense.

How does this help my home sell?

Buyers feel more confident, so they are less likely to back out or come back with large repair requests. Contingency periods can be shorter, and the sale is more likely to close on time.
