What your home is actually worth

A real number for your house, from someone who has been inside the comparable ones.

An automated estimate has never seen your kitchen

Online home value tools are useful for one thing: giving you a rough sense of the neighborhood. They are built from public records and past sales, and they work reasonably well where every house is the same.

The Bay Area is not that. The model does not know you replaced the roof in 2023. It does not know the house behind you backs onto the highway. It does not know your lot is the one in Shadow Lakes that actually fronts the water while your neighbor's does not, and that difference is worth real money.

So the estimate lands somewhere in the neighborhood of right, and somewhere in the neighborhood of right is not good enough to make a decision on.

What we do instead

  • We walk the house. All of it, including the parts you are apologizing for.
  • We pull comparables that genuinely match. Same neighborhood, same kind of house, recent enough to mean something. Not a citywide average, which in a place like Antioch is close to meaningless.
  • We adjust for the things that actually move the number. Lot position, condition, updates, what backs onto the property, and in Discovery Bay whether the water access is real and navigable.
  • We show you the reasoning. Not just a number. The comparables, and why each one is or is not a fair match.

The number is not the same as the strategy

Knowing what your house is worth is useful. Knowing what to list it at is a separate decision, and it depends on how fast you need to move, what else is on the market that week and how confident you are in the marketing behind it.

We treat those as two conversations because they are two conversations.

There is genuinely no obligation

A lot of people asking this question are not selling this year. Some are refinancing, some are settling an estate, some are just curious after a neighbor sold.

That is all fine. We will give you the same answer either way, and if the honest answer is that you should wait, we will say that too.

Frequently Asked Questions

How accurate are online home value estimates?

They get you into the right neighborhood and no further. They cannot see condition, updates, lot position or what is behind your fence. In areas where houses vary a lot, such as Antioch or waterfront Discovery Bay, the gap between the estimate and reality can be very large.

Does a valuation cost anything?

No, and there is no obligation attached to it. Plenty of the people who ask are not selling this year.

What actually changes what my home is worth?

Condition and updates, lot position, what backs onto the property, and in Discovery Bay whether the water access is real and navigable. Square footage matters but far less than people assume once you are comparing similar houses.

Should I get a valuation if I am not selling yet?

Yes, especially if you are a year or more out. Knowing the number early is what lets you decide calmly which repairs are worth doing and when to list, rather than making both decisions under pressure.
