Buying a home
How we help you buy a home, step by step
From budget to keys, we guide you through every step of the buying process with a proven strategy, expert guidance, and a team that's got you covered.
The R.E.A.L. Framework
We do not start by showing you homes. We start by preparing you to secure the right one. Our proven strategy gives you the knowledge, confidence, and competitive advantage to make the right move when the right home comes along.
Four things, in this order. Ready. Educated. Aligned. Locked.

Ready: the house you lose is the one you were not ready to write on
Good homes in this market do not wait politely while you get organized. When the right one shows up you may have a day, and everything that could have been done in advance will already be done or it will not.
What ready actually means
- Pre-approved, not pre-qualified. A real lender review, not a five-minute online estimate. It tells you what is possible and it makes your offer credible to a seller comparing three of them.
- Representation in writing. We put our working relationship on paper before we start: what we do for you, and how we are paid. We go through it line by line before you sign anything. Nothing about a fee is standard or fixed. It is agreed between us.
- Your search live. Set to your real criteria so you see things when they list, not when they trend.
Buyers who skip this stage spend three months looking and lose the house they actually wanted. It is the least exciting part of the process and it decides more than any other.

Educated: what your money really buys here, before you fall in love
This conversation is uncomfortable. We have it early, because having it late costs you months.
What a number buys in Brentwood is not what it buys in Antioch, Oakley or Discovery Bay. Same budget, genuinely different life. Some of that is the house. Most of it is the commute, the schools, the water, and what the street does at five o'clock on a Tuesday.
What we go through
- Your wishlist against reality. What is achievable at your number, what needs to flex, and which trade-off you will actually be happy with in two years.
- The cost of owning it, not just buying it. Taxes, insurance, HOA where it applies, and what a Delta summer does to a cooling bill in a house with the wrong windows.
- What is worth paying for and what is not. Some things you can change. Location, layout and light are not on that list.
You should leave this stage able to walk into a house and know within a minute whether it is a real candidate. That is the point.

Aligned: fewer homes, better ones
The goal is not to see everything. It is to see the right ten.
Anyone can send you every listing in your price range. That is a filter, not a service, and it wastes the one thing you cannot get more of on a Saturday.
How we narrow it
- We look before you do. We know these streets, and we will tell you when a listing looks better online than it deserves to.
- What photos never show. Noise, light at the hour you would be home, the neighbour's project, the thing the wide-angle lens is hiding.
- Honest verdicts. We will tell you to walk away from a house you like. That is most of the value.
And when the right one appears, we are already positioned. No scramble, no "let me find out", no losing it while somebody gets a pre-approval letter together.
Locked: from offer to keys, your closing is our priority
An offer is a set of terms, and price is one line of it. What you actually pay depends on the rest.
Writing to win without overpaying
- Terms, not just number. Timing, what you ask the seller to cover, and which protections you keep. There is usually a way to be the strongest offer without being the highest.
- Your deposit. We will tell you what it looks like for the specific home, who holds it, and the exact point in your contract where it stops being refundable. That date matters more than almost anything else in the paperwork, and you will know it before you sign.
- Inspections. We attend them. Some findings are worth reopening the conversation. Most are a house being a house, and knowing the difference is what keeps a good deal alive.
- Financing. Where deals quietly wobble. Do not change jobs, do not open a credit line, do not move large sums without telling your loan officer. Every one of those has cost somebody a closing date.
Then the walkthrough, the signing, the funding, the keys. You will get your closing numbers well before that day rather than on it. Nobody should read their own figures for the first time at the table.
Start with a conversation. No obligation attached to it.
Frequently Asked Questions
Do I need to be pre-approved before we look?
Practically, yes. It tells us what is realistic, it makes your offer credible when you find the right house, and it surfaces anything on your credit while there is still time to fix it.
How much do I need for a down payment?
It depends on the loan. Several programs go well below twenty percent, and your lender is the right person to walk you through which ones you qualify for. We can introduce you to a few if you do not have one yet.
Should I buy before I sell?
It depends on whether certainty or the next house matters more to you. Selling first tells you exactly what you have to spend. Buying first means you only move once. There is a middle path with a bridge or a rent-back, and which fits is a conversation rather than a rule.
