The method
Our Proven Strategy to Get Your Home Sold
The six steps we run on every listing, from the first walk-through to the day you hand over the keys. What happens, what you decide, and what actually moves the number.
The short version
A sign in the yard and a listing on the MLS is not a plan. On its own, it is how a seller ends up staring at a price reduction six weeks later, wondering what happened.
Nothing happened. That is the problem.
We run a framework called E.P.I.C., and it is built on one idea: your home does not sell for what it is worth. It sells for what the right buyer understood about it. So we position the equity, engineer the perception, dominate the digital reach, and launch it like a campaign instead of posting it like a classified ad.
Position. Impact. Conversion. Four pillars, in that order, on every home we take.

Equity: you are not reacting to the market, you are leading it
Your equity position is where you actually stand in three markets at once: the data market, what has genuinely closed and why. The negotiation market, what leverage you hold before a single offer arrives. And the buyer's mind, what your price tells someone about your home in the four seconds before they decide whether to click.
What that means in practice
- Closed, not asking. Asking prices are opinions. Closed prices are evidence. We work from what somebody actually paid, adjusted honestly for condition.
- A price is a position, not a prediction. Sometimes the number that brings the most qualified attention in week one is above the estimate. Sometimes it is deliberately below it. Both can be right, and the reason is strategy rather than hope.
- The number that matters is what you keep. Price minus costs, minus concessions, minus whatever the timing costs you. That is the only figure that shows up in your account.
An agent who names a big number to win your listing has not done you a favor. They bought themselves six weeks and cost you the best week you had. We will tell you when we think a price is wrong, including when you want to go higher than we would.
Our Proven Strategy to Get Your Home Sold
Presentation: perception creates value, so we control the narrative
By the time somebody walks through your front door they have already decided how they feel. They decided on a phone screen, in about four seconds, looking at one photo.
So photography is not the last box before listing. It is the product.
What we engineer before anything goes public
- The shot sequence. Not a gallery, an argument. Which room leads, what follows it, and where the story lands.
- Light. Shot at the hour the house is best. If that is six in the evening, we shoot at six in the evening.
- Video. The single thing that performs hardest, because people will watch a house they would never have clicked on.
- The words. Written to make somebody want to see it, not to list features they can already read in the specs.
You see all of it before it is public. If a photo does not represent your home fairly, we reshoot it. Visually driven, emotionally hooked, and built for a buyer.

Impact: we do not just market, we dominate
Here is the honest difference, and it is the one worth reading twice.
Listing on the MLS makes your home available to people who are already looking. That is a small group, every agent can do it, and it takes about twenty minutes.
What almost nobody does is go find the people who are not looking yet. Most buyers are not searching every day. They are living their lives, thinking maybe next spring, until the right house lands in front of them. Reaching those people costs money and takes skill, so it does not get done.
What we actually run
- We Don't Wait for Buyers to Find Your Home. Our targeted digital campaigns reach potential buyers where they already spend their time, creating exposure and building anticipation before your home officially hits the market.
- Custom video campaigns built for the platforms where attention actually is.
- Retargeting so the people who looked once see it again.
- Our own database: past clients, people who asked about something similar, agents with buyers in your band. Warm contacts, not a list.
- The Basics Are Just the Beginning. Zillow, Realtor.com, and the MLS are standard. We go beyond traditional syndication with strategic digital marketing designed to reach more buyers, generate demand, and maximize your home's exposure.
This is why the marketing is what sells your house. Exposure is a word. Reach is a number, and you get to see it.
Campaign: you do not list a home, you launch it
A sign in the yard is not a strategy. It is a notification.
We build a campaign, not a post: mapped, timed, and sequenced, because the first week your home is live is the week it will get the most attention it ever gets. Everything before that week exists to make that week count. There is no second chance at it.
The launch
- Pre-launch buzz, so demand exists before the listing does.
- A launch calendar, not a launch day. Every eyeball, every click, every call has a plan behind it.
- Post-launch follow-up, because buyer response is information and week two should be smarter than week one.
- Offer sequencing, so multiple offers get handled like an auction rather than a scramble.
The strongest offer isn't always the highest offer
We evaluate the entire offer, price, financing, contingencies, timing, and the buyer's ability to perform, to determine which terms put you in the strongest position.
Once we're in contract, we stay ahead of every detail, from inspections and appraisal to title and closing, keeping the transaction moving and protecting your interests along the way.
Our goal is simple: the strongest offer, the smoothest transaction, and a successful closing.

Frequently Asked Questions
How long does selling a home take?
Preparation and photography usually take one to two weeks, depending on what you decide to do to the house. Once it is live, the first week is the one that matters most. From accepted offer to closing is typically 30 to 45 days, driven mostly by the buyer's lender.
Do I have to make repairs before selling?
No. We will tell you which repairs we think will return more than they cost and which ones will not, and you decide. Plenty of homes sell well with a repair list disclosed up front. What costs sellers money is being surprised by an inspection they could have seen coming.
What does the marketing actually include?
Professional photography and video, paid reach targeted to likely buyers in the surrounding neighborhoods, direct outreach to our database and to agents with buyers in your price range, and full syndication to the MLS, Zillow and Realtor.com. The paid reach is the part most listings do not include.
Should I sell before I buy?
It depends on whether certainty or the next house matters more to you. Selling first tells you exactly what you have to spend and makes your offer stronger. Buying first means you are not moving twice. There is a middle path with a bridge or a rent-back, and which one fits is a conversation, not a rule.
What if my home does not sell?
Then something in the plan was wrong and we fix it. Usually it is price, sometimes it is presentation, occasionally it is timing. We would rather have that conversation in week two than week ten, so we track what buyer response is telling us and bring it to you early.
