For buyers
Buying a Certified Turn-Key Home
Inspections already done, repairs fixed or disclosed, and a home warranty included, before you make an offer.
What Certified Turn-Key means for you
When we list a home as Certified Turn-Key, the seller has the major inspections done before it goes on the market. Every issue those inspections find is either fixed or disclosed, and you can see all of it before you make an offer.
- The major inspections are already done, and they were paid for in advance, so you are not paying for them.
- Major repairs have been fixed or disclosed.
- Health and safety items have been fixed or disclosed.
- Section 1 termite repairs have been fixed or disclosed.
- Dry rot and leaks have been fixed or disclosed.
- A home warranty comes with the home.

Why it makes buying easier
- No surprises. You know the condition of the home before you write an offer, not after.
- Your questions get answered first. Comments and questions are handled before escrow opens, not in the middle of it.
- A better read on your loan. Knowing the condition up front makes it clearer whether the home will qualify for the type of loan you are using, and which lender-required repairs might come up.
- A better chance of closing on time, so you are not paying extra rent or an extra mortgage while you wait.
- More confidence after you move in, because the chance of an issue showing up after closing is lower.
Making an offer on one
Your agent gets the full inspection package along with the listing, so you can review it together before you write. You can still have your own inspections done if you want them. Ask us about any Certified Turn-Key home on our listings, or about buying with us in general. Selling? See the program for sellers.
