San Ramon real estate

Master-planned newer housing, Bishop Ranch, and the valley schools.

What San Ramon is actually like

San Ramon pairs newer master-planned neighborhoods with major employment inside the city at Bishop Ranch, which is an unusual combination anywhere in Contra Costa. For some people here the commute is walking to the car and staying in town.

The city splits cleanly in two. West and central San Ramon was built in the 1980s and 1990s with single-family homes on established streets. Dougherty Valley went up mostly in the 2000s on the eastern hillsides, and the homes there are newer and larger.

Dougherty Valley, Windemere and West San Ramon are the names people ask about, with Bishop Ranch as the employment anchor rather than a neighborhood.

The San Ramon market, plainly

Those two halves do not price alike, and comparing a Dougherty Valley home against a west-side one built twenty years earlier is the mistake that produces a bad number.

Buyers here are experienced. They have usually shopped Danville, Walnut Creek and Pleasanton before they get to you, and they have seen the comparable homes.

What actually drives the price in San Ramon

Which half of the city, then age and size, then school attendance area. Dougherty Valley and West San Ramon are effectively two markets sharing one city name.

Selling in San Ramon

Anything overstated gets found quickly here, because the buyer has already toured the alternatives. Accuracy is a selling advantage rather than a constraint.

Which side of the city the house sits on shapes who the buyer is, and the marketing should be aimed accordingly rather than broadcast at everyone.

Buying in San Ramon

Walk both halves of the city before deciding. West San Ramon and Dougherty Valley feel different enough that most people end up clearly preferring one, and the price difference follows.

Prices sit at the higher end of the Contra Costa range, so being certain about which side you want is worth the extra weekend.

Getting around from San Ramon

Interstate 680 runs the length of the city, with Walnut Creek fifteen to twenty minutes north in low traffic. Highway 580 south through Pleasanton reaches Silicon Valley and the Peninsula.

The nearest BART is Dublin and Pleasanton to the south or Walnut Creek to the north, ten to twenty minutes by car from most neighborhoods. The Iron Horse Regional Trail runs fourteen miles from Concord to Dublin.

What we would tell a friend about San Ramon

If a friend asked, we would say San Ramon is the answer when you want newer housing and the schools, and Bishop Ranch either shortens your commute or removes it.

We would also say it does not have the agricultural character of the eastern cities or the downtown walkability of Walnut Creek, and if either of those matters, look there instead.
