Concord real estate
Two BART stations and the most inventory in central county.
What Concord is actually like
Concord has two BART stations and the most inventory in central Contra Costa, which makes it the practical answer for a lot of buyers who start out looking at Walnut Creek. Todos Santos Plaza anchors a downtown with a farmers market and restaurants around it, so the trade is not amenities.
Most of the housing is post-war ranchers on flat lots with mature trees and established streets, plus suburban tracts from the 1970s and 1980s. Climb toward the hills and the lots get larger and the terrain more elevated.
Concord Hills, Pine Hollow, Dana Estates, Four Corners, El Monte, Ygnacio Valley, Sun Terrace and Holbrook Heights are the names that come up, and they do not all behave like one market.

The Concord market, plainly
This is the entry point for central county, and more inventory means buyers here have real choice. A house that is priced hopefully does not get chased, it gets skipped for the next one.
The core and the hills price differently enough that treating Concord as a single market is the most common and most expensive mistake made here.
What actually drives the price in Concord
Lot, elevation and condition drive it, in that order. The hills carry a premium over the flat core, and within the core the difference between an updated rancher and an original one is most of the price.

Selling in Concord
Buyers in Concord are actively comparing against Walnut Creek, so the case for your street needs making rather than assuming. What they get here for the same money is the argument, and it has to be visible.
Flat-lot ranchers photograph badly when they are shot flat. These homes need the light and the trees working for them, which is a scheduling decision as much as an equipment one.
Buying in Concord
Look at both BART stations before you settle on an area. Downtown Concord and the Pleasant Hill and Contra Costa Centre side are different commutes at different prices, and people often only check one.
Entry pricing here is the lowest of the central county cities, which is why first-time buyers and investors both end up looking. That also means competition on anything genuinely well presented.
Getting around from Concord
Two BART stations serve the city, Concord downtown and Pleasant Hill and Contra Costa Centre to the south. BART into San Francisco runs roughly forty-five to sixty minutes.
By car, Highway 242, Interstate 680 and Highway 4 all meet here, and Oakland is about thirty to forty minutes without traffic. Mount Diablo State Park is twenty to twenty-five minutes by car.
What we would tell a friend about Concord
If a friend asked, we would say Concord is where your money goes furthest in central county without giving up a downtown or a train.
We would also say walk the specific street. The difference between a flat-lot block and one up toward the hills is bigger than the map suggests.
