Martinez real estate

Craftsman housing, a working marina, and Amtrak to four cities.

What Martinez is actually like

Martinez is the county seat and it reads as a real town rather than a subdivision. There is a farmers market, a working marina, independent restaurants and a courthouse, and the housing downtown is bungalows and craftsman homes from the middle of the last century rather than tract product.

Move south toward the hills and both the homes and the lots get larger. The Alhambra Valley corridor west of town has custom homes, larger parcels and some horse properties, which is a different purchase again.

Pre-1980 construction predominates across the city. That is the character people come for and the maintenance they take on, and both parts are true at once.

The Martinez market, plainly

Condition and updates drive price here more than square footage does, because the stock is old enough that systems and roofs are a live question on most transactions.

Buyers looking at Martinez are usually weighing it against Concord and Pleasant Hill, and choosing character over newness. That is a real buyer, but it is a narrower one, so presentation matters.

What actually drives the price in Martinez

Condition first, then lot and location relative to downtown. An updated craftsman near the center and an original one three streets over are not the same sale, and the gap is wider than buyers expect.

Selling in Martinez

Buyers of older homes inspect harder. Knowing what yours will show before it goes live is worth more here than in almost any other city in the county, because a surprise in escrow on a 1940s house costs more than the repair would have.

Craftsman detail is an asset and it is easy to shoot badly. The original woodwork, the porch and the street trees are the argument for the price.

Buying in Martinez

Budget for the maintenance an older house actually needs rather than the number the listing photos suggest. That is not a warning about Martinez specifically, it is the honest cost of pre-1980 stock anywhere.

Check the district for the address. Most of the city is Martinez Unified, but Mount Diablo Unified serves portions, and the boundary is not obvious from a map.

Getting around from Martinez

Amtrak's Capitol Corridor stops here, with direct rail to Oakland, Berkeley, Sacramento and San Jose and no transfer. That is unusual for Contra Costa and it is a genuine reason people choose the town.

By car it is Highway 4 and Interstate 680. Downtown is walkable, while Upper Martinez runs ten to fifteen minutes from downtown and about twenty to twenty-five minutes from Walnut Creek.

What we would tell a friend about Martinez

If a friend asked, we would say Martinez is for someone who wants a town with a marina and a farmers market and is genuinely comfortable owning an older house.

We would also say get the inspection early, before you are emotionally committed, because that is the decision point on this stock.

Frequently Asked Questions

What school district serves Martinez?

Martinez Unified School District covers the majority of the city, including Alhambra Valley, Mountain View and most of Vine Hill. Mount Diablo Unified serves portions of Martinez. Assignment follows the parcel, so confirm a specific address with the district.

Does Martinez have rail service?

Yes. Amtrak's Capitol Corridor stops in Martinez with direct service to Oakland, Berkeley, Sacramento and San Jose without a transfer.

What kind of homes are in Martinez?

Mostly pre-1980. Bungalows and craftsman houses from the mid-twentieth century downtown, larger homes and lots toward the hills, and custom homes with larger parcels in the Alhambra Valley corridor.

Is Martinez cheaper than Walnut Creek?

Generally yes, and the reason is the age of the housing stock. You are buying character and trading newness, with the maintenance that comes with it.
