VA and military home buyers in the Bay Area
VA financing and PCS timelines, handled by people who have closed them before.
A VA loan is a good loan. It has a bad reputation it did not earn.
Somewhere along the line a story got started that VA offers are difficult, that the appraisals kill deals, and that sellers should avoid them.
The practical effect is that VA buyers sometimes get passed over for offers that were objectively weaker. That is not a loan problem. That is an information problem, and it is fixable if the person representing you knows how to present the offer and answer the listing agent's objection before it becomes a reason.

The PCS timeline does not negotiate
Most buyers have a flexible move date. You do not. Orders are orders, and everything has to happen inside a window that was set by someone else.
That changes how we work. We front load everything that can be done early, we are realistic about which houses can actually close in your window, and we do not waste your limited house hunting trip on properties that were never going to work.
If you are buying remotely because you cannot get here before the move, we do full video walkthroughs and we tell you the unflattering parts.
What we watch for on a VA purchase
- The appraisal and the minimum property requirements. Certain condition items will stop a VA appraisal. Knowing which ones before you write an offer avoids losing weeks you do not have.
- The lender matters as much as the loan. A lender who closes VA regularly behaves very differently from one who does it occasionally.
- How the offer reads. The financing type is one line. The rest of the offer is where you win, and it is where most VA buyers are underserved.
- Your entitlement. Especially if you have used it before, which more buyers have than realize it is still usable.

Where military buyers tend to look out here
This side of the bay comes up for military families because the housing goes further than it does further west, and because there is real inventory in the ranges VA buyers are usually working in. Antioch, Oakley and Pittsburg see the most of it, with Brentwood in reach depending on the year and the budget.
We will tell you honestly what your number reaches in each of them.
Frequently Asked Questions
Do sellers really refuse VA offers?
Some sellers are wary of them, usually because of outdated assumptions rather than experience. A well built VA offer, presented by someone who can answer the objection directly, competes fine. That presentation is part of our job.
Can I buy here while I am still stationed elsewhere?
Yes. We do remote purchases regularly, with video walkthroughs that show you the things a listing photo would not. We will also tell you when a property is not worth your one house hunting trip.
What can stop a VA appraisal?
Condition issues that fall outside the minimum property requirements, such as certain roof, safety or structural problems. Spotting them before you write the offer is the point of having someone who has done this before, because on a PCS timeline you cannot afford to lose two weeks discovering it late.
