Investment property in the Bay Area

Rental numbers you can actually run yourself, for the markets we work.

Online rent estimates are guesses

The rent estimate on a listing portal is a model, and the model has never seen the unit. It does not know whether the property has parking, whether the neighboring building is a problem, or what comparable units in that specific pocket actually leased for last quarter.

We would rather tell you what is really renting, at what number, and how long it sat.

The number that matters is what it costs to hold

Purchase price gets all the attention and it is only one input. Property taxes in California reset on sale, which surprises buyers coming from out of state more than anything else on the list. Then insurance, which has moved a great deal in recent years. Then vacancy, maintenance, and management if you are not doing it yourself.

A deal that pencils on rent minus mortgage is not a deal. It is an incomplete spreadsheet.

Where the numbers tend to work out here

The east side of the county draws investors because the entry price is lower than the inner Bay Area while the rental demand is real, driven by people who work west and live here because the housing goes further.

Antioch, Pittsburg and Bay Point see the most investor activity for that reason. Oakley and Brentwood are generally higher entry with a different tenant profile. Which of those fits depends entirely on whether you are optimizing for cash flow or for the longer hold.

We will tell you when to pass

The most useful thing an agent can do for an investor is talk them out of a bad deal, because unlike a primary residence there is no emotional consolation prize. The numbers either work or they do not.

If they do not, we will say so. There is another property next month, and we would rather earn a long relationship than one commission.

If you are working inside a 1031 exchange, tell us at the very start. Those deadlines are strict, they do not bend, and the whole search has to be built around them.

Frequently Asked Questions

Which cities have the best rental demand?

Antioch, Pittsburg and Bay Point see the most investor activity, largely because the entry price is lower while demand from people who work west stays steady. Oakley and Brentwood have a different tenant profile and generally a higher entry point. Which suits you depends on whether you want cash flow or a longer hold.

What do people miss when calculating returns here?

Property taxes resetting on sale, which catches out of state buyers constantly, and insurance costs, which have moved significantly. Add realistic vacancy and maintenance and a lot of deals that looked fine stop working.

Can you help with a 1031 exchange?

Yes, and the most important thing is telling us at the very beginning. The identification and closing deadlines are strict and unforgiving, so the entire search has to be structured around them rather than fitted in afterward.
