East Contra Costa County real estate

The whole east side of the county, from the Delta down to the Byron hills.

What East Contra Costa County is actually like

East Contra Costa County is the eastern end of the county, running from the Delta down toward the Byron hills. Locals just call it East County. It takes in Brentwood, Antioch, Oakley, Discovery Bay, Pittsburg and Bay Point, plus the smaller and more rural Bethel Island, Byron and Knightsen.

The single most useful thing to understand about it is that it is not one market. People arrive expecting a suburb and find nine genuinely different places. Brentwood kept a real downtown and grew fast. Antioch is old, large and varied. Oakley is mostly new. Discovery Bay is a boating town where houses have docks. Bethel Island is a Delta island. Byron and Knightsen are farmland.

Treating those as interchangeable is the single most expensive mistake made out here, by buyers and by sellers both.

The East Contra Costa County market, plainly

What draws people is straightforward. Housing goes further here than it does further west, and for a lot of buyers that difference is the whole reason they are looking. The trade is time in the car, and it is a real trade worth being honest about.

That dynamic sets the rhythm of the market. Demand tracks what is happening in the wider Bay Area, filtered through how much people are willing to drive. It means East County can move differently from the county as a whole, and citywide or countywide averages are close to useless for pricing an individual house.

What actually drives the price in East Contra Costa County

Across the county the biggest single driver of value is which town a house is in, and after that how far it sits from the routes west. Those two facts explain more of the price spread out here than square footage does.

After that it is condition and era. East County has housing from the 1950s through to homes finished this year, and a buyer comparing two of them is really comparing two different sets of future maintenance bills.

Selling in East Contra Costa County

We have sold more than 2,300 homes across this county, which means we are usually not guessing about your street. That matters most in pricing, because the comparables that make a fair match for your house are almost never the ones a broad search returns.

The approach does not change by town. Build the photography, video and campaign before the house goes live so the first seven to ten days are the strongest week, not the warm up. What changes is who we are marketing to, because a Discovery Bay waterfront buyer and an Oakley new construction buyer are not the same person.

Buying in East Contra Costa County

If you are new to this side of the county, start with the towns rather than the listings. Which one fits your commute, your budget and the life you are actually trying to have narrows the map faster than any search filter.

We will walk you through the real differences before you start spending Saturdays. It is a much better use of an hour than three more open houses in the wrong town.

Getting around from East Contra Costa County

Everyone out here is trading distance for house, and how much distance depends entirely on which town you pick. Pittsburg and Bay Point sit furthest west with rail access. Brentwood and Discovery Bay add real time on a weekday morning, and Byron adds more.

Highway 4 is the spine of all of it, and anyone who lives here has an opinion about it. Be honest with yourself about how many mornings a year you are willing to spend on it, because that number decides your town more than any listing photo will.

What we would tell a friend about East Contra Costa County

If a friend asked us where to start, we would say pick the town before the house. People fall in love with a floor plan in the wrong place and spend the next five years regretting the drive.

We would also say that the towns out here have genuinely different personalities, and the map does not show that. Spend a Saturday driving all of them before you spend six Saturdays touring one.

Frequently Asked Questions

What cities are in East Contra Costa County?

Brentwood, Antioch, Oakley, Pittsburg and the Town of Discovery Bay, plus the unincorporated communities of Bay Point, Bethel Island, Byron and Knightsen. We work all of them.

Why do people move to East County?

Housing goes further here than further west in the Bay Area. The trade is commute time. Where the square footage matters more than the minutes, it is a straightforward calculation, and it is the reason most of our buyers give.

Which East County city is the most expensive?

Brentwood and waterfront Discovery Bay generally sit at the top, though a waterfront Discovery Bay home and an inland one a few streets away can be very different numbers. Antioch, Pittsburg and Bay Point tend to offer the lower entry points.
