5 Pros and Cons of Living in Brentwood

If you’re thinking about moving to Brentwood, especially from somewhere like San Jose, Oakland, Walnut Creek, or even San Francisco, I want to give you the real breakdown of what it’s like to live here. Because on paper, Brentwood looks amazing—bigger homes. Strong schools. Open space. But every place has tradeoffs, and this one definitely does too.

So let’s just talk about it the way I would if we were sitting down for coffee.

Okay, so first, let’s start with what people fall in love with.

One of the biggest things Brentwood is known for is being the You-Pick capital of the world, and honestly, that’s not just a cute tagline. It’s a real part of life here. During cherry season, the roads are lined with orchards. In the fall, it’s pumpkins and corn mazes. In the spring and summer, you’re taking your kids out to pick strawberries or peaches, and it becomes a weekend tradition instead of a once-a-year activity.

And what makes it different is that these farms are not “outside of town.” They’re literally inside city limits. You’ll see tractors driving down the road. You’ll see fruit stands on random corners selling what was picked that morning. It gives Brentwood a personality that most suburbs just don’t have.

Now, the flip side of that, and I’ll come back to this when we get to the cons, is that when cherry season hits, people come from everywhere. But lifestyle-wise? It’s a huge pro.

Another big reason families move here is the outdoor space. If you’ve lived in denser parts of the Bay Area, you know how rare it is to have wide-open land that doesn’t feel packed. Marsh Creek Reservoir, Round Valley Regional Preserve — these places actually feel open. You can hike without being shoulder-to-shoulder with other people. You can fish, boat, let your kids explore a little without feeling like you’re in a crowded city park.

I’ve had families tell me that this alone made the move worth it because it just feels calmer.

Schools are another major draw. For a lot of the buyers I work with, schools are at the top of the list, sometimes even above commute. Brentwood Union and Liberty Union school districts consistently earn strong ratings, and that gives families confidence. When you combine solid schools with neighborhoods full of other families and newer homes, it creates a pretty strong pull. And then there’s affordability, or at least relative affordability, for the Bay Area. When buyers come from Oakland or parts of the South Bay, they’re often surprised by how much more house they can get here. Bigger yards. Newer builds. More square footage. It’s one of the few places in the East Bay where people feel like they’re actually getting breathing room for their money.

The commute is probably the biggest conversation I have with relocation buyers. If you are commuting daily out of Brentwood, especially westbound during peak hours, Highway 4 traffic can test your patience. Some people adapt and build it into their routine. Podcasts, audiobooks, phone calls. Others eventually decide remote work is the only way it’s sustainable.

If you’re working from home most days, Brentwood makes a lot of sense. If you’re driving to San Francisco five days a week, that’s a different conversation. More space at home usually means more time in the car. That’s the tradeoff in simple terms.

Then there’s the heat. And this one surprises coastal buyers every single summer. Brentwood gets hot. Not “warm.” Hot. Triple-digit days are normal in July and August. It’s dry heat, yes, but it’s still intense if you’re used to foggy mornings and mild afternoons. The upside is you get real summer weather. Pools actually get used here. The downside is your AC becomes your best friend.

Nightlife is another adjustment for some people. Brentwood is not a late-night city. It’s more family dinners, youth sports, and community events. If you want rooftop bars and walkable nightlife, you’re driving to Walnut Creek, Oakland, or San Francisco. For families, this quieter pace is usually a plus. For someone who thrives on constant city energy, it can feel slow.

Transportation is also something to think about. Brentwood is car-dependent. There’s no BART station right in town. If you’re using BART, you’re driving to Antioch first. Most daily life here involves getting in your car; for some people, that’s normal suburban living. For others coming from walkable areas, it’s a noticeable shift.

And then, circling back to that You-Pick lifestyle — when it’s peak season, people come from all over the Bay Area. That means busier roads on weekends. It’s manageable. Locals know when to avoid certain spots. But yes, seasonal traffic is real.

So when I look at Brentwood overall, I see a city that’s fantastic for families who want space, strong schools, and a slower pace. It’s great for people who don’t mind driving a bit further for big-city amenities and who value community over convenience.

It’s probably not ideal for someone who needs nightlife outside their front door, short commutes to San Francisco, and coastal weather year-round. And that’s okay. The key is knowing what you’re trading and being intentional about it.
