Brentwood has just under 70,000 people. So technically? It’s not a tiny town. But it absolutely feels like one. You will run into people you know. At the grocery store, at dinner, and at your kid’s soccer game. At the Farmer’s Market. That small town familiarity is one of the reasons families love it here. There’s community. There’s a connection.  There’s a slower rhythm.  But if you are coming from a palace where you value anonymity? That is something to think about. You’re not just moving to a city. You’re moving into a community. And people know each other here.

If you work in San Francisco…San Jose…Oakland and even Walnut Creek, you already know what I’m about to say. The commute from Brentwood can be rough. Brentwood has been reported as one of the toughest places in the Bay Area for commuters.  Why? Because it’s primarily residential.  There are local jobs, but a lot of higher-paying tech, finance or corporate roles are outside the city.  Which means you need to commute on Highway 4. But if you’re commuting five days a week, you need to seriously think about lifestyle balance. More space at home, More time in the car. That’s the tradeoff.

3. If You Want Nightlife… This Isn’t It

Let me be honest with you. If you love clubs. Luxury rooftop lounges. High-end shopping districts and fast-paced chaos. Brentwood is not your place. It is a slower pace, and it’s community- centered. It is family-oriented. Yes, we have great local restaurants. Yes, we have community events. But if you’re not getting San Francisco nightlife here. For that vibe, you’re heading to Walnut Creek, Oakland, or SF. And that’s okay. Most families moving here want a quiet lifestyle. But if you are in your twenties and looking for high-energy weekends every night, Brentwood might not be the place for you. That is something to consider.

4. The Summer Heat Is No Joke

Ok, the summer heat in the far East Bay is no joke, and if you’re coming from San Francisco or anywhere near the coast…prepare yourself because Brentwood gets hot, like really hot.  Triple-digit days absolutely do happen. Summers are long, and they are dry.  And it is significantly hotter than most Bay Area cities.  That Delta breeze can help in the evenings to cool you down, but during peak summer, July-August, expect it to be hot.  If you love the coastal fog and cool mornings, you get living closer to the Bay, this might take some adjustment. The Upside: you actually get real summer weather, pool season is legit, and shorts and flip-flops at night are a thing.

5. Power Shutoffs Can Happen

Now, because Brentwood sits in a wildfire region, there are times when PG&E implements Public Safety Power Shutoffs. It does not happen constantly. But it does happen during high-wind fire weather events. And if you’re new to California, that can feel surprising. Most residents are prepared. Backup batteries and even generators. Flashlights ready.  It is manageable, and PGE often gives plenty of notice.  But it is something you should be aware of during the high fire season.

6. You’ll Need a Car

If you rely heavily on public transportation, this is important. Brentwood is car-dependent. There is no Bart Station directly in Brentwood. If you want Bart access, you are going to have to drive to the nearest station, which is in Antioch.  So, walkability for commuting is limited. Train access requires planning, and most families here drive to school and recreation sports. So, if you like urban walkability, this might feel different.

7. The Wind Can Be Wild

And speaking of weather…The wind here can get intense. Especially late summer and fall. That Delta breeze? Sometimes it’s not just a breeze.  I’ve personally seen patio furniture fly across yards. And yes — trampolines flying too. The wind can get strong, but it is also a good thing as it cools things down in the summer.

8. Allergies Can Hit Hard

This surprises a lot of people. Brentwood has working farms inside city limits. Tons of agriculture and a lot of trees, some of which are not allergy-friendly.  Put that together with the wind, and allergies can hit hard. So if you are sensitive to pollen, you might notice it. Spring especially. Not everyone struggles, but some families absolutely do, and that is something I always tell relocation buyers upfront.

9. No Major Hospital in Town

One thing to consider: There are no major hospitals in town.  There are medical offices and one urgent care. But for larger medical facilities or specialized care, you are usually heading to Antioch, Walnut Creek, Concord, or Oakland. It is not too far, but it is a bit of a travel and depending on our family needs, that matters.

10. It Feels Far From “The Bay Area.”

This is the big one. When you tell people you live in Brentwood…You’ll sometimes hear:

“Wow… that’s far.” Because geographically? It is. We like to say you are an hour from everything in the Bay Area. You are not 20 minutes from everything.  Airport trips take planning, big events take planning, nights out in the city, or concerts.  You are intentionally choosing more space, more quiet, more affordability, and not being central.  And for a lot of Bay Area families, that’s the right decision.

And I know that sounds vague, so let me explain what I mean by that.

When families move to Brentwood from somewhere like Oakland, San Jose, or even parts of Walnut Creek, they’re often chasing a bigger house. That’s what they say at first. “We want more square footage.” “We want a yard.” “We want more for our money.”

But what ends up surprising them isn’t just the size of the home. It’s how the extra space changes their daily rhythm. All of a sudden, the house doesn’t feel tight.
