We’re not usually getting bidding Wars and multiple offers, but due to our extensive marketing plan of the highly desirable features of this home, we received offers that were $65,000 over the asking price with no appraisal contingency. Why did this happened? Low supply, high demand, extensive marketing and expert negotiation experience. So it’s essential to know when selling what is considered highly desirable.

The scariest thing about this home was that the seller met with multiple agents and one of them told them to list their home $115,000 under what we are currently in escrow for. It’s important to know that that agent was a discount broker. Can you imagine if that seller would have listed with them just to save a few thousand dollars on their commission, it would have cost them $112,000 to save three.

Be careful who you hire. Experience absolutely matters. If you live in an area where there are major companies like Amazon, Google, Apple, eBay, or companies that employ a lot of people, where there’s a good job market, that also increases the value of your home. We’ve seen major companies move into an area and significantly drive the prices up, so be sure and be aware of what’s planned for your area. It’s obviously important that your agent is also advising you on this as well. Also, in most cases, the closer you live to a big city, that increases the value of the home, and the further you go away into the suburbs, the value declines a bit.
