You can’t imagine the cats that you can let out of the bag when you open that beautiful, pretty mouth of yours to talk to the buyer or the buyer’s agent. You may think that you’re being nice, but you never know what you say that might actually kill the deal or cost you an enormous amount of money

Negotiations are another key factor when selling. So you want to hire an agent who has had extensive training in negotiations. I’m a Master Certified Negotiation Expert, and less than 1% of agents across the country actually hold this credential.

 he is also a Certified Negotiation Expert. That means that we’ve been taught more than the average bear when it comes to negotiating. And negotiating is so important.

You wouldn’t believe that certain things matter when negotiating, like the type of words that you say, or the tone of your voice, or how quickly you answer a question. You wouldn’t know how any one of these things can actually drastically affect the outcome of negotiations unless you’ve had extensive training on how to properly negotiate.

Think about this. If the average agent in California only sells six homes a year, are they really able to negotiate on your behalf to the best of their ability? So we’re selling anywhere right now from 10 to 12 houses per month. And personally, I’ve sold over 2,000 homes. So negotiating and market knowledge is one of my specialties, and it assures that we can best serve and negotiate on your behalf.

It’s scary to think that someone with such little experience can be negotiating on your largest investment. Bottom line, you have got to be careful. Not all agents are created equal. Just because your brothers, sisters, aunt got her real estate license a year ago, and she’s going to be discounting their commission by a percent or two.

Watch out. That 1% savings that you think you are getting can cost you thousands and thousands of dollars due to lack of experience, lack of knowledge and knowhow. So don’t leave the biggest investment of your entire life in the hands of someone who sells a few houses a year or even a few houses a month. Go to an expert. Go to somebody who’s going to expose it to the masses, who’s an expert in their game, and who takes their job seriously, who does this full time and is an experienced negotiator.
