May 2023 Brentwood & Oakley Local Market Update

Hello East County; Good news, the market is normalizing, but we are still seeing lower-than-average inventory.  We are seeing homes sell more quickly and the buyers are more active. Also as we move into the warmer months of Spring, we will begin to see increased activity in the market.  For more info about the housing market be sure to check out my monthly real estate market series which lets you know what’s happening both locally and nationally.  But for now, let’s look at what’s happening right here in East County.  Hi, I’m Krista Mashore with Homes By Krista and eXp Realty.  Let’s look at what’s happening in Brentwood, CA, 94513.  At the time of this recording, there were 86 (eighty-six) active listings, 67 (sixty-seven) pending homes, and 13  (thirteen) homes that have currently sold in April.  Homes sold for an average of $976,108 (nine hundred seventy-six thousand and one hundred and eight) and were on the market an average of 54 (fifty four)  days.  In Oakley, CA 94561, we have 44 (forty-four)  active homes, 49 (forty-nine) pending, and 14 (fourteen) homes sold so far in April after spending an average of 25 (twenty-five) days on the market.  Homes in Oakley sold for an average of $660,00 (six  hundred sixty thousand dollars).  So you can see, with the changing market, it is no surprise to us that homes are staying on the market longer and there is a lower amount of inventory.  With the constant shifts, you need an experienced agent to help guide you through your next moves in real estate.  Connect with my team today to get more information, and we can strategize what to do with your home.
