And while Brentwood is more affordable than many inner Bay Area cities… the answer isn’t as simple as “it’s cheap.” It depends on what you’re comparing it to — and what stage of life you’re in.

So let’s talk about it the way we do when we sit down with buyers who are relocating here. When families move to Brentwood from places like San Francisco, Oakland, the Peninsula, or even parts of San Jose, the biggest cost difference they notice is housing.

That’s usually the catalyst. They look at what their budget buys in their current city… and then they look at what that same budget buys in Brentwood… and the difference can feel dramatic.

More square footage. Newer Construction, A Yard. A driveway and often a three-car garage. In many inner Bay Area cities, that same budget might get you a smaller, older home with limited parking and little outdoor space.

So strictly from a purchase price standpoint, Brentwood often feels like you’re getting more for your money. But here’s where the conversation gets more nuanced.

Lower purchase price compared to the Peninsula doesn’t mean low cost of living overall. You’re still in California. Property taxes apply. HOA dues apply in certain neighborhoods and 55+ communities. Utilities can be higher in summer because Brentwood gets hot. And if you’re commuting west, gas becomes part of your real monthly cost. So when we talk cost of living, we don’t just talk about the house price.

We talk about total lifestyle cost. Let’s break that down in a practical way.

If you’re selling a long-held home in Oakland or San Jose with significant equity, moving to Brentwood can sometimes allow you to: Downsize your mortgage. Free up equity. Or even purchase with little to no loan. That changes your monthly structure dramatically.

But if you’re coming from out of state, where housing costs are lower — maybe Arizona, Texas, or parts of the Midwest — Brentwood will still feel expensive compared to those markets.

You’re more likely to host instead of going out constantly. You’re more likely to enjoy outdoor space instead of paying for certain entertainment activities.

That doesn’t show up on a spreadsheet, but it affects spending patterns. We’ve seen families move here and naturally shift their lifestyle in ways that lower discretionary spending simply because their home environment supports more at-home activity.

Now, let’s talk about retirees for a moment. For Bay Area retirees selling high-value homes, Brentwood can feel like a financial reset. They may move into communities like Trilogy or Summerset, reduce overall housing costs compared to other parts of the Bay, and still stay within driving distance of family.

It’s more affordable than much of the inner Bay Area when it comes to housing. It’s still California-priced in everyday expenses.  It offers more space per dollar. But that space may come with commute tradeoffs depending on your job.
