<p class="wp-block-paragraph">If you’re relocating from San Francisco, San Jose, or anywhere in the Bay Area, Brentwood is a totally different lifestyle… and that can be amazing or frustrating depending on what you expect. Before you move to Brentwood, there are 10 things you NEED to keep in mind. Now, I’m not here to scare you. I help families relocate here all the time. And Brentwood can be an incredible place to live. But if you’re moving from San Francisco, San Jose, Oakland — or even Walnut Creek — this is a very different vibe. So let’s get into it. I am Jaynlin Slone, and I am Krista Mashore with The Mashore Group with eXp Realty.&nbsp; And make sure you stay until the end because number 10 is something people don’t realize until AFTER they move here.</p>



<h2 class="wp-block-heading"><strong>1. It’s Big… But It Feels Small</strong></h2>



<p class="wp-block-paragraph">Brentwood has just under 70,000 people. So technically? It’s not a tiny town. But it absolutely feels like one. You will run into people you know. At the grocery store, at dinner, and at your kid’s soccer game. At the Farmer’s Market. That small town familiarity is one of the reasons families love it here. There’s community. There’s a connection.&nbsp; There’s a slower rhythm.&nbsp; But if you are coming from a palace where you value anonymity? That is something to think about. You’re not just moving to a city. You’re moving into a community. And people know each other here.</p>

<h2 class="wp-block-heading"><strong>2. The Commute Is Real</strong></h2>



<p class="wp-block-paragraph">If you work in San Francisco…San Jose…Oakland and even Walnut Creek, you already know what I’m about to say. The commute from Brentwood can be rough. Brentwood has been reported as one of the toughest places in the Bay Area for commuters.&nbsp; Why? Because it’s primarily residential.&nbsp; There are local jobs, but a lot of higher-paying tech, finance or corporate roles are outside the city.&nbsp; Which means you need to commute on Highway 4. Which means traffic. Which means early morning and late evenings if you’re not remote. Now, if you work from home? Totally different story. But if you’re commuting five days a week, you need to seriously think about lifestyle balance. More space at home, More time in the car. That&#8217;s the tradeoff.</p>

<h2 class="wp-block-heading"><strong>3. If You Want Nightlife… This Isn’t It</strong></h2>



<p class="wp-block-paragraph">Let me be honest with you. If you love clubs. Luxury rooftop lounges. High-end shopping districts and fast-paced chaos. Brentwood is not your place. It is a slower pace, and it’s community- centered. It is family-oriented. Yes, we have great local restaurants. Yes, we have community events. But if you’re not getting San Francisco nightlife here. For that vibe, you’re heading to Walnut Creek, Oakland, or SF. And that’s okay. Most families moving here want a quiet lifestyle. But if you are in your twenties and looking for high-energy weekends every night, Brentwood might not be the place for you. That is something to consider.</p>

<h2 class="wp-block-heading"><strong>4. The Summer Heat Is No Joke</strong></h2>



<p class="wp-block-paragraph">Ok, the summer heat in the far East Bay is no joke, and if you’re coming from San Francisco or anywhere near the coast…prepare yourself because Brentwood gets hot, like really hot.&nbsp; Triple-digit days absolutely do happen. Summers are long, and they are dry.&nbsp; And it is significantly hotter than most Bay Area cities.&nbsp; That Delta breeze can help in the evenings to cool you down, but during peak summer, July-August, expect it to be hot.&nbsp; If you love the coastal fog and cool mornings, you get living closer to the Bay, this might take some adjustment. The Upside: you actually get real summer weather, pool season is legit, and shorts and flip-flops at night are a thing.</p>

<h2 class="wp-block-heading"><strong>5. Power Shutoffs Can Happen</strong></h2>



<p class="wp-block-paragraph">Now, because Brentwood sits in a wildfire region, there are times when PG&amp;E implements Public Safety Power Shutoffs. It does not happen constantly. But it does happen during high-wind fire weather events. And if you’re new to California, that can feel surprising. Most residents are prepared. Backup batteries and even generators. Flashlights ready.&nbsp; It is manageable, and PGE often gives plenty of notice.&nbsp; But it is something you should be aware of during the high fire season.</p>

<h2 class="wp-block-heading"><strong>6. You’ll Need a Car</strong></h2>



<p class="wp-block-paragraph">If you rely heavily on public transportation, this is important. Brentwood is car-dependent. There is no Bart Station directly in Brentwood. If you want Bart access, you are going to have to drive to the nearest station, which is in Antioch.&nbsp; So, walkability for commuting is limited. Train access requires planning, and most families here drive to school and recreation sports. So, if you like urban walkability, this might feel different.</p>

<h2 class="wp-block-heading"><strong>7. The Wind Can Be Wild</strong></h2>



<p class="wp-block-paragraph">And speaking of weather…The wind here can get intense. Especially late summer and fall. That Delta breeze? Sometimes it’s not just a breeze.&nbsp; I’ve personally seen patio furniture fly across yards. And yes — trampolines flying too. The wind can get strong, but it is also a good thing as it cools things down in the summer.</p>

<h2 class="wp-block-heading"><strong>8. Allergies Can Hit Hard</strong></h2>



<p class="wp-block-paragraph">This surprises a lot of people. Brentwood has working farms inside city limits. Tons of agriculture and a lot of trees, some of which are not allergy-friendly.&nbsp; Put that together with the wind, and allergies can hit hard. So if you are sensitive to pollen, you might notice it. Spring especially. Not everyone struggles, but some families absolutely do, and that is something I always tell relocation buyers upfront.</p>

<h2 class="wp-block-heading"><strong>9. No Major Hospital in Town</strong></h2>



<p class="wp-block-paragraph">One thing to consider: There are no major hospitals in town.&nbsp; There are medical offices and one urgent care. But for larger medical facilities or specialized care, you are usually heading to Antioch, Walnut Creek, Concord, or Oakland. It is not too far, but it is a bit of a travel and depending on our family needs, that matters.</p>

<h2 class="wp-block-heading"><strong>10. It Feels Far From “The Bay Area.”</strong></h2>



<p class="wp-block-paragraph">This is the big one. When you tell people you live in Brentwood…You’ll sometimes hear:</p>



<p class="wp-block-paragraph">“Wow… that’s far.” Because geographically? It is. We like to say you are an hour from everything in the Bay Area. You are not 20 minutes from everything.&nbsp; Airport trips take planning, big events take planning, nights out in the city, or concerts.&nbsp; You are intentionally choosing more space, more quiet, more affordability, and not being central.&nbsp; And for a lot of Bay Area families, that’s the right decision.</p>

<p class="wp-block-paragraph">Families who want: Newer homes, bigger yards, a slower pace, and a community feel. More house for the money. And who are willing to drive a bit further for big city amenities. If that sounds like you? Brentwood might be the perfect fit.&nbsp; If you want fast-paced, dense urban living, Brentwood is probably not the place for you. And that’s okay.</p>

<p class="wp-block-paragraph">If you’re thinking about moving to Brentwood, one of the first questions you’re probably asking is, “Okay… but what does it actually cost to live there?” And that’s a fair question. Because when people hear “East Contra Costa County,” they assume it’s automatically cheaper.</p>



<p class="wp-block-paragraph">And while Brentwood is more affordable than many inner Bay Area cities… the answer isn’t as simple as “it’s cheap.” It depends on what you’re comparing it to — and what stage of life you’re in.</p>



<p class="wp-block-paragraph">So let’s talk about it the way we do when we sit down with buyers who are relocating here. When families move to Brentwood from places like San Francisco, Oakland, the Peninsula, or even parts of San Jose, the biggest cost difference they notice is housing.</p>



<p class="wp-block-paragraph">That’s usually the catalyst. They look at what their budget buys in their current city… and then they look at what that same budget buys in Brentwood… and the difference can feel dramatic.</p>



<p class="wp-block-paragraph">More square footage. Newer Construction, A Yard. A driveway and often a three-car garage. In many inner Bay Area cities, that same budget might get you a smaller, older home with limited parking and little outdoor space.</p>



<p class="wp-block-paragraph">So strictly from a purchase price standpoint, Brentwood often feels like you’re getting more for your money. But here’s where the conversation gets more nuanced.</p>

HOA dues apply in certain neighborhoods and 55+ communities. Utilities can be higher in summer because Brentwood gets hot. And if you’re commuting west, gas becomes part of your real monthly cost. So when we talk cost of living, we don’t just talk about the house price.</p>



<p class="wp-block-paragraph">We talk about total lifestyle cost. Let’s break that down in a practical way.</p>



<p class="wp-block-paragraph">If you’re selling a long-held home in Oakland or San Jose with significant equity, moving to Brentwood can sometimes allow you to: Downsize your mortgage. Free up equity. Or even purchase with little to no loan. That changes your monthly structure dramatically.</p>



<p class="wp-block-paragraph">But if you’re coming from out of state, where housing costs are lower — maybe Arizona, Texas, or parts of the Midwest — Brentwood will still feel expensive compared to those markets.</p>



<p class="wp-block-paragraph">Cost of living is relative. Compared to San Francisco? Brentwood feels more attainable. Compared to many other states? It still feels California-priced.</p>

Brentwood’s base property tax rate is fairly typical for Contra Costa County, but newer developments may carry Mello-Roos or additional assessments depending on when they were built.&nbsp; So two homes that look similar on price can have different monthly tax implications.</p>



<p class="wp-block-paragraph">That’s why we always encourage buyers to look beyond the listing price and calculate the real monthly payment. Because sometimes what looks cheaper upfront doesn’t feel cheaper once you factor everything in.</p>



<p class="wp-block-paragraph">Utilities are another part of the conversation. Brentwood summers are hot. Triple-digit days are normal in July and August. That means air conditioning runs. And that means energy bills can spike in peak summer months.</p>



<p class="wp-block-paragraph">Winters are mild, so you’re not dealing with snow removal or heavy heating costs like you would in colder states — but summer cooling is part of the financial equation here. Groceries, dining, and general goods in Brentwood are fairly consistent with the broader Bay Area. You’re not paying San Francisco restaurant prices everywhere, but you’re still in a California cost structure.</p>



<p class="wp-block-paragraph">Gas prices are California gas prices. Insurance rates follow California patterns. So in many ways, Brentwood offers relief primarily in housing — not necessarily in every other category.</p>

<p class="wp-block-paragraph">Time has value. If you’re remote, Brentwood’s cost-to-space ratio feels very attractive. If you’re commuting daily across the Bay, gas, vehicle wear, and time become part of your cost of living conversation.</p>



<p class="wp-block-paragraph">Another important piece is lifestyle savings. In Brentwood, you’re more likely to entertain at home because you have space.</p>



<p class="wp-block-paragraph">You’re more likely to host instead of going out constantly. You’re more likely to enjoy outdoor space instead of paying for certain entertainment activities.</p>
